Seal coating is a preventative maintenance method that extends the life of the pavement and protects it from the elements. It’s important to note that seal coating should be done on a regular basis to maintain the surface, and that the surface should be in good condition before seal coating is done.
The process of seal coating a street or parking lot involves several steps:
- Prepare the Surface: The surface needs to be cleaned and prepared before seal coating. This includes removing any debris, oil or stains, and filling in any cracks or holes. The surface should be cleaned with a power washer or with a degreaser, and the cracks should be filled with a crack filler.
- Apply the Sealer: The sealer is applied using a sprayer, roller or squeegee. The sealer is typically a coal tar or asphalt emulsion that is mixed with water and applied in a thin layer.
- Allow the Sealer to Dry: Allow the sealer to dry completely before allowing vehicles or pedestrians to use the area. The drying time will depend on the type of sealer used and the weather conditions.
- Re-striping: After the sealer has dried, re-stripe the parking lot or street to refresh the lines and improve visibility.
